We arranged a second charge loan to help clients cover stamp duty and CGT from recent BTL purchases—despite the property’s mixed residential and commercial use.
The clients had recently expanded their buy-to-let portfolio and needed to raise around £250,000 to cover stamp duty and capital gains tax liabilities from their purchases. They wanted to use their main residential property as security for the loan.
The property sat on a large title that included not just their home, but also a small holding and a commercial lodge. This type of mixed-use security can sometimes make lenders cautious, particularly when there’s an element of commercial activity on site.
Thanks to the low loan-to-value (LTV) and the lender’s flexibility, we were able to secure a second charge loan without difficulty. This enabled the clients to cover their tax liabilities promptly and maintain the momentum of their investment plans without disruption.
