A second charge mortgage helped our client clear a registered CCJ, fund home improvements, and begin repairing their credit profile after their first charge lender was unable to assist.

Our client required £60,000 to clear a County Court Judgement (CCJ) registered against their property, while also completing essential home improvements. Their first charge lender, Accord, was unable to raise the additional finance due to recent adverse credit, leaving the client with limited options.

We sourced a suitable second charge lender who was able to offer a 5-year fixed rate at 5.805%, despite the presence of three CCJs within the last two years. By taking a pragmatic view of the client’s circumstances, the lender enabled them to consolidate the issue and move forward without disrupting their existing mortgage.

Clearing the CCJ will support the client in repairing their credit profile, while the funds for home improvements will enhance the property’s quality and value. The long-term goal — with the support of introducer Jordan Smith at Capricorn — is to remortgage the entire facility once the client’s credit file has fully recovered.

This case highlights how second charge mortgages can provide a flexible, solutions-based route when traditional lenders are unable to help due to adverse credit.
